⚡ Depth Charge
Fraud, it’s a word we’re hearing more and more lately. Reason being the world is rampant with it. On every corner it seems theres another story of someone getting scammed.
San Luis Obispo County District Attorney’s Office fights organized real estate fraud rings that impersonate owners to list properties remotely. Scammers push agents to email documents, forge signatures using compromised notaries under excuses like cancer treatment, then intercept proceeds.
Since April 2023 investigators built a reporting network with realtor groups. They flagged 120 targeted properties, blocked nearly all attempts, and uncovered no completed fraud sales locally. Covert ops exposed 24 compromised notaries and 70 suspect bank accounts.
A sting nabbed Nigerian, Oluwaseun Okuwa in November 2025 at the airport chasing $304,000 from a baited vacant lot sale. Phone forensics linked him to Virginia fraud and a transnational crime group. He got sentenced January 22, 2026 to 18 months jail.
If you’re in California there is a free seminar that hits January 30, 2026 to train real estate pros and owners on spotting these schemes.
Organized crime is widespread. Protect your neck.
